Sell a Fire Damaged House in Jacksonville
We Buy Fire Damaged Houses In Jacksonville.
In Jacksonville, a house with fire damage can change hands exactly as it stands — and the sale most owners here find hardest is not the one where the house burned down. It's the one where it didn't. Both Duval County fires in our intake records were partial, and a partly burned house draws four different opinions from four different professionals before anyone agrees on a number. We closed off Lake Woodbourne Drive on the Southside.
If you want to sell your fire damaged house in Duval County, start by getting the whole structure priced rather than the burned rooms. Everything else follows from that.

Selling A House With Fire Damage That Didn't Burn All The Way Down
A house that burned to the ground has one answer. Clear the lot, sell the land, and the arithmetic is simple.
A house that lost two rooms has four possible answers.
Your Insurer
Prices the rooms that burned.
Your Contractor
Prices what he can see, then finds smoke in the attic and suppression water in the walls, and the number moves.
A Real Estate Agent
Looks at the listing photographs and quietly stops returning calls.
A Cash Buyer
Prices the whole structure, because he has to live with whatever is behind the drywall.
Four opinions, four numbers, and the spread between them is where sellers lose months.
What closes the spread is smoke. Fire damage is visible and quotable. Smoke is neither. It travels into the attic, the insulation and the framing on the far side of the house, and if the HVAC ran during or after the fire it has been distributed through ductwork into rooms that never saw flame. In Jacksonville humidity, a structure with no power and no airflow starts growing things while everyone argues about scope.
"Asking $20,000. Lowest I'd Take: 190."
That's a real entry from our Jacksonville file. Not $190,000. Just "190."
We're not making fun of him. We're showing you the most common condition among partial-damage sellers: he had no idea what the house was worth, and neither did anybody he'd spoken to.
His fire had happened that day. He'd filed nothing with an insurer. He typed "Who buys houses that went on fire" into a search bar, found us, and answered a form with two numbers that couldn't both be true.
If that's where you are, the honest advice is to not name a figure yet. Get the repair scope first. A number you invent under pressure becomes the ceiling on every conversation that follows it.
Fire Damaged House Buyers And The Seller Who Isn't The Owner
Our second Duval record came from somebody selling a house they didn't own.
That's normal here and it isn't a problem, provided we know early. It's usually one of four things: an heir before probate finishes, a family member holding power of attorney, a co-owner acting for the rest, or an investor who has the property under contract.
Each has a different closing path and a different set of signatures. What kills these deals is discovering in week three that the person we've been negotiating with can't sign.
So we ask on day one — who is on the deed, and who can sign for them. If the answer is complicated, that's fine. We've closed through a probate we paid to expedite ourselves, and through a mortgage payoff at a bank that had ceased to exist in the 1990s.
Sell My House As Is With Fire Damage: What To Confirm In Duval First
Jacksonville is a consolidated city and county, which usually means one authority rather than two. That is genuinely simpler than the rest of Florida — provided you confirm it applies to your address, because Atlantic Beach, Neptune Beach, Jacksonville Beach and Baldwin may run their own.
We won't publish fees or ordinance names here; they're set locally and they move. City of Jacksonville building and permitting: ask which office issues a residential demolition permit for your address, what it costs, whether an asbestos survey is required first on an older structure, and whether the beaches municipalities are handled separately
City of Jacksonville code enforcement: ask whether an unsafe structure case is open on the parcel, what the notice period is, whether daily fines are accruing, and whether they become a lien that must clear before a sale can close. Get the case number.
JEA: ask what they require to restore service after a fire-related meter pull, and whether an electrical permit and a passed inspection come first
Duval County Property Appraiser: if the home was uninhabitable for 30 days or more, section 197.319 of the Florida Statutes may refund part of that year's property tax. Ask whether your fire qualifies, request form DR 465, and note the March 1 deadline in the year following the fire.
The city's floodplain administrator: Duval carries significant mapped flood exposure. Ask whether the parcel sits in a Special Flood Hazard Area, who makes a substantial damage determination, and what building value they measure repair costs against. This is the most consequential unknown on this page, because it can decide whether a rebuild is permissible at all.
Ask each of them to email the answer. Where we don't know something about your specific address, we'll say so on the phone rather than hand you a confident wrong answer that costs you a closing.
The One-year Claim Rule Applies To A Partial Fire Too
Owners assume the deadline is for total losses. It isn't.
Florida's notice deadline sits in section 627.70132 of the Florida Statutes, and a two-room fire counts exactly the same as a slab. The clock starts the day of the fire — not the day you found the damage, and not the day the contractor quit. Our same-day Jacksonville caller had filed nothing at all. If he still hasn't, his window is closing.
Your own policy may demand notice far sooner than the statute does; many require it within days. Read the conditions section of your policy and go by whichever is earlier. If your carrier has stopped engaging, the Florida Department of Financial Services runs a free residential property mediation programme under section 627.7015 — the insurer bears the cost. Their Insurance Consumer Helpline is 1-877-693-5236. The full explanation of how the deadline runs is on our Florida page.
What Do Cash Buyers Pay For A Partly Burned House Here?
We won't guess it over the phone. Where the seller names a figure first, we land at a median of 88% of the asking price.
Based on 19 sales. Figure as of Q3 2026. Ask us for the current number.
On partial damage the honest repair number is rarely the first repair number, and that's the single biggest reason offers on these houses come in below what owners expect. Across our records, one in five of the houses we buy has a hole cut in the roof by the fire department, and a quarter of the pipeline turns out to
be a teardown once assessed.
We charge nothing. No commission, no repair holdback, no closing costs, no clean-out.
How Fast Can I Sell A Fire Damaged House In Jacksonville?
Across the whole pipeline the typical sale runs 14 days, the fastest closed in 1 day, and the slowest took 157.
Address in, with photographs if you have them — including the attic, if you can reach it safely.
A real person calls you, usually within a day.
We assess the whole structure. You don't need to be there.
Number back within 24 hours, with the repair estimate behind it.
Title ordered; payoffs, liens and any open code case identified in parallel.
Close through a title company. You pay nothing.
How To Check Fire Damaged House Buyers In Jacksonville
Three of our reviewers volunteered that they'd been afraid of being scammed. Nobody asked them.
Ask how many fire damaged houses they've bought and where. Ours: 798 worked across 38 states, 6 bought in Florida.
Ask for proof of funds before you sign anything.
Ask how they price smoke damage in a house that's still standing. A general cash buyer will price the burned rooms and miss the rest.
Ask whether they're buying or reselling your contract. We buy.
Treat an unusually high offer as a warning, not a win. A big promise from a company with no reviews and no record is normally followed by a reduction after the inspection.
If An Offer Isn't What You Need
Help with a claim, somewhere to stay, getting the power back on — none of that requires selling anything and none of it costs you. It's at housefiresolutions.com, and nobody there is trying to buy your house.
Questions Jacksonville Owners Ask
Only part of my house burned. Will you still buy it?
Yes. Partial damage is the majority of what we see in Duval.
My insurer says it's repairable and I disagree. Who's right?
Get an independent repair scope in writing before you argue. Insurers price visible damage; the disputes are almost always about smoke and framing.
Can I sell without repairing the smoke damage?
Yes. Sell it exactly as it stands. We price the remediation ourselves.
I'm an heir and probate isn't finished.
That's ordinary work here. Tell us at the start so the title path is set correctly.
Do I need a real estate agent?
No. There's no listing, no showings and no commission — a buyer prices the repairs and closes through a title company.
Do I have to disclose the fire?
Yes, if you know about it. Florida has no state-required disclosure form, but under Johnson v. Davis a seller must disclose known material problems a buyer couldn't spot on a normal walkthrough, and selling "as is" doesn't remove that duty. Write down what burned, what was repaired and who did the work, then ask a Florida attorney to review your title.
Does this apply at the beaches, or in St. Johns and Clay County?
The state law does. The permitting and utility answers don't — confirm which authority covers your address.
